100% to 200% increase in farmland prices needed to raise land values in line with with other core EU countries.
Last year our overseas clients received 16% returns on investment. It is something that Hardman & Co, the leading independent research house, has called the “next major ‘must-have’ asset class in world investment”.
This investment is agricultural land and, more specifically, agricultural land in Lithuania, which is part of the EU. The main highlights of this investment are:
• A safe investment – the investment is a 99-year lease on productive farmland.
• Track record - the land forms part of a farm which has been farmed profitably for 10 years.
• The land is substantially undervalued when compared to similar EU countries such as the UK and Denmark where
values range between £7,000 and £9,000 per acre.
• There is a shortage of food and world food consumption is set to double by 2050.
• Wheat stocks are in short supply and the medium to long term prospects of wheat prices are for the price to continue
to strengthen.
• Investments start from just £5,325 an acre (including £825 cultivation fee).
• Private overseas investors, like yourself, are already making 16% annual returns.
• This is a sector that has recently been invested in heavily by the likes of Goldman Sachs, Deutsche Bank and
BlackRock.
Track Record
The land being offered to clients is part of an existing farm that has been operating for 10 years and has continued to improve efficiencies and crop yields. The agricultural land will pay an annual income which, based on current yields, is expected togenerate 18% on working capital.
Substantially undervalued land
Lithuania is part of the EU and the subsidies its agricultural land receives are to be increased to match those of other member states in 2013. This is expected to increase the value of Lithuanian land in line with other core EU countries such as UK and Denmark where values range between £7,000 and £9,000 per acre. Compared to the Ukraine for example Lithuania has a warmer climate, a superior transport system and is within close proximity to ports. At a time when it is hard to find safe, solid returns on an investment, I feel this is an exceptional opportunity.
